Frequently Asked Questions

Can you recommend a good realtor?

Yes, we work with some of the best in the business.  Give us a call and we’ll be happy to connect you.

The property is in an estate. Can you help me?

Yes, give us a call with the address of the property and we’ll help you get pointed in the right direction.

The property is in a trust. What do I do?

Come talk to us!  We have an attorney on staff and we deal with trusts all the time.  We can help you get clear title.

How much will you charge to handle my closing?

We’ll be happy to give you a quote!  The title insurance premiums are calculated based on the sale price of the property, and we can give you a significant discount if you have a title insurance policy that was issued in the last three years.

Do I pay for the title work ahead of time?

No, we get paid out of the proceeds after your transaction closes.  There are no up-front costs unless your property requires a survey.

I've had a survey done in the past. Can I use it?

If you have a copy of the old survey, we’ll be happy to look at it.  If the company that did the survey is still in business and there have been no major changes to the property, you can typically avoid paying for a new survey.

I am just transferring my property to a friend or relative. Can you help?

Yes, please contact us to schedule an appointment.  One of our settlement officers will walk you through the process and assist you with the transfer.

Can you help me if I'm out of state?

Yes, we regularly do mail-away closings for both buyers and sellers who cannot attend the closing.

Can you close on a property outside of Highlands County?

Yes, we handle closings for properties in all 67 counties of Florida.

Does Heartland Title handle commercial transactions?

Absolutely.  We’ve got an attorney on staff and would be happy to help with your commercial transaction.
